A specification for your home
Different buildings. Different decisions.
The scope begins with what you want to keep, what needs attention and how the house is used. We bring walls, ceilings and joinery into one discussion, while giving historic fabric and underlying defects their own decisions.
A slender glazing bar, a fanlight, a finely moulded doorcase. Specify the painted details individually and retain the materials that give the elevation its character. Consent is part of the preparation for protected buildings.
A complete interior can be approached one room at a time. Agree where children will sleep, where furniture can move and which rooms need to remain usable, then develop the colours across the whole house.
Window sills, lower rails and rendered surfaces need a closer look before repainting. Where coatings fail, establish the condition beneath them and the source of moisture before deciding what to apply.
A riverside apartment or converted period flat deserves a complete colour scheme, even when the immediate brief is a repaint between lettings. Set the condition of the surfaces alongside the key dates, inventory and building access.
For an occupied flat, agree the order of rooms and protection of belongings. For a vacant property, bring cleaning, repairs and redecoration into a realistic handover plan before a new tenancy begins.
Richmond's conservation areas have distinct patterns of streets and buildings. Read the council-led context for each, then relate it to your own address, its existing materials and the changes you have in mind.
Brickwork retained. Painted details considered individually.
Listed buildings & conservation
Understand the fabric before changing it.
Repainting an existing finish and introducing paint to exposed brick are different proposals. Older coatings, joinery profiles and plaster details need a treatment appropriate to the building. Check the scope of any listing and local controls before agreeing alterations.
Listed-building and planning consents are handled through our sister company, Hampstead Chartered Surveyors & Building Consultancy, under a separate professional appointment. Required approvals must be in place before the affected work starts.
From keeping a family house usable to checking permissions for historic joinery, a few early decisions help define the work.
Can you repaint a Georgian house in a conservation area?
We can discuss the rooms, existing painted surfaces and repairs involved, then establish the permissions for the proposed treatment. Conservation-area status and listing need separate checks. Listed-building and planning consent matters are handled through our sister company, Hampstead Chartered Surveyors & Building Consultancy, under an agreed professional appointment.
How would a whole-house repaint work while we live there?
We would first identify the bedrooms, kitchen, bathrooms and working spaces that must stay available. From there, we can agree a room sequence, furniture movements and access through the hall and stairs. Each stage needs its own preparation, inspection and return-to-use arrangements before the next room is released.
Does flaking paint near the river mean the wall is damp?
An address near the river does not establish the cause of a paint failure. Share photographs, the history of the problem and any repairs already completed. Where moisture is suspected, investigation and any necessary repair should inform the repaint specification instead of choosing a coating from appearance alone.
Can you decorate a flat between tenancies?
We can assess a between-tenancy repaint once the proposed scope and access are clear. Include the departure and intended occupation dates, any other repairs and the person authorised to approve the work. The condition of the surfaces and the selected finishes determine the programme that can be agreed.
Which Richmond properties is this website for?
The focus is Richmond in TW9 and TW10: townhouses and terraces around the Green and on the Hill, family houses, riverside apartments and converted period flats. The three local guides concern Richmond Green, Richmond Hill and Central Richmond. Include the full work address so its location and requirements can be checked.
